3 Bathrooms shared 11 Breakwaters is a contemporary luxury 3 bedroom house in a prime position on Sandown seafront, just a stone's throw from the Blue Flag sandy beach.
This brand new house has been thoughtfully designed with you and your family’s comfort in mind, with a large sociable open plan kitchen, dining and living area. For those that enjoy cooking there is a fully equipped stylish kitchen with breakfast bar and stools, designer appliances and coffee machine. If you fancy a relaxing night in after a busy day exploring, you can recline on the comfy sofa in front of the 55” Smart TV. Carpeted stairs lead to the first floor where there is master bedroom with a comfortable king size bed, wall mounted Smart TV, air conditioning unit and ensuite shower and WC, a bunk bed room (with an extra trundle bed underneath) plus an air conditioning unit and a third bedroom with a zip and link bed (initially set up as a Super King but can be set up as twin beds if requested at the time of booking), plus a sleek family bathroom with a rain shower over the bath, hand basin, WC, shaver point and LED mirror. All rooms throughout have individually controllable underfloor heating.
For those that enjoy eating al fresco or a few quiet drinks there is a patio door from the lounge that leads to a furnished patio with parasol and fire pit. It’s a great little space to soak up some rays!
A fun new addition to the house is a 4 person hot tub .
There is also a private driveway with space for 2 cars, and a garage for storing bikes and other beach equipment.
The nearby town centre has a whole host of amenities including several popular restaurants, cafes and shops, all within walking distance. For the more adventurous there are local attractions to visit such as the Isle of Wight Zoo, the Dinosaur Isle Museum and the new Dinosaur Crazy Golf, go-carts and Sky Nets opposite at Sandham Gardens. Midway between Shanklin and Sandown is Wight Waters Adventure Water Sports where you can learn to windsurf, kayak, paddle board or surf. The Isle of Wight has so many different things to do and explore, one stay won’t be enough!
11 Breakwaters is the perfect base for families that are looking for a seaside break and to explore all that the Island has to offer.
Dogs are welcome but please keep them to the ground floor. There is a retractable stair gate at the bottom of the stairs.
Entire space is included in this rental. Please, make yourself at home.
The Swysh Team are here for you during your stay, but our level of interaction is up to you. We're only a phone call or message away. You will be able to self check-in upon arrival.
Due to the property's fantastic seafront location next to historic beachfront hotels, live music can sometimes be heard into the evening.
Red Funnel vehicle ferry discount codes are available to guests upon request once the booking has been confirmed.
We do accept short breaks outside of school holidays (Friday to Monday and Monday to Friday). Please call to enquire.
Dogs are welcome at no extra charge.
Linen and towels are provided but please bring your own beach towels.
Please note as this is a new development there are some nearby properties which are still under construction which may result in some noise during the day but shouldn't affect your stay.

Really clean and well equipped for our stay. 2 min walk to the beach, car parked right outside on the driveway, really useful garage for all our beach stuff, air con in the bedroom was amazing (especially during the heatwave), welcome pack on arrival - tea, coffee, milk, wine, loo rolls, easy key box entry and all round a joy to deal with :)

July 2022Great house, perfect location. Everything was spot on - particularly we really appreciated the air conditioning units! All the facilities needed + v comfy beds + very stylish. We were slightly concerned about the proximity of the balconies of the hotel next door and the ‘entertainment’ noise - but it really didn’t bother us - it finished quite early and it was really quiet at night. So all in all - perfect house & location. Family of 4 - 2 teenagers + dog.

July 2022A brilliant house with lots of amenities from a coffee machine to beach equipment. Just what we needed for a long weekend away as 3 couples celebrating a birthday. We loved the outdoor dining and space for BBQing. The property location is great with the beach on your door step and a brilliant crazy golf to keep you entertained across the road. We also hired SUPs from West Side Beach and this was brilliant.

November 2021This is an amazingly clean and well equipped house. The under floor heating was lovely, the house was always warm even though it was cold outside. We included the luxury of the hot tub. This was very easy to use. we didn't have to do anything to it and it was always ready for us to step into. Position in Sandown was great. The beach and cafes and shops are in easy walking distance. A great place for a holiday and certainly one of the best houses we have ever rented.

October 2021Wow what an amazing house. So clean and well kitted out. Very comfortable beds and showers to die for. This is a new build so everything is brand new and it shows. It's a great location for Sandown and exploring the whole island. Lots of people have commented on the hotel behind the house but we didn't have any issues and actually used the bar a couple of times and watched the entertainment. They were so welcoming and very reasonably priced for drinks. The rooms at the back have aircon so even in the summer windows could be kept closed and then there is no noise at all. Already planning on next year. Oh and the welcome basket was a great touch.

August 2021We had a lovely family holiday here. We stayed for 5 nights in late August and really enjoyed it. The house was spotless and very comfortable: beds, furniture, bathrooms all very nice. The house is in a great location just over the road from the beach and near to lots of local amenities e.g. crazy golf, trampoline park, great local restaurant (Bandstand). Lots of nice touches provided by the hosts such as the beach wagon, buckets / spades, body boards, beach chairs. Before booking I was slightly concerned about a couple of reviews which mentioned the noise from the local hotel (the garden backs on to the outdoor space for Sands Hotel), but we had no real problems; it was very modest most nights and done by 11am. One Friday night it went on to midnight and was a little louder but it was bank holiday Friday and there was a Vespa festival. Certainly nothing to disturb sleep, though. Overall, we absolutely loved our stay and the kids can’t wait to return to the IOW soon! Thanks for a great stay.

August 202111 Breakwater did not disappoint! The location and facilities were outstanding. My husband and I stayed at the property with our 11 month old twins and my parents. The house was spacious and was very well equipped with everything you could need on a holiday. We enjoyed using the outside space, especially for a BBQ. As others have mentioned you could hear the entertainment from the local hotel, but it seemed to stop at a reasonable hour. We look forward to returning in the future.

It didn't bother us (as we have young children and collapse into bed at the end of the day), but the evening entertainment in the bar of the neighbouring hotel might not be to everyone's taste.

July 2021This is probably one of the best places we’ve stayed in. Right by the beach and the owners have thought of everything to make our stay comfortable. The kids really enjoyed using the buckets and spades, body boards and we were very appreciative of the beach trolley. July 2021The house is new and well equipped with everything you could possibly need for your stay. Lovely outdoor area for bbq. We found Sandown area has little to offer however property is very close to the beach and the Isle is easy to drive around to explore other areas. Two of the bedroom windows open directly out to the hotel next door which was quite noisy at times being woken up by people yelling early morning (5am - eek!!). Keep in mind if you have young kids/baby Overall House is spacious, new and comfortable and we enjoyed ourselves

June 2021This is a nice, modern house well look after. You have everything you need for your stay. The kitchen is fully equipped , the owner also supply some equipment for the beach and there is indoor entertainment. The house is just few meters away from Sandown beach but with a car you can visit other areas of the island with bit more “life”. We had some great BBQ in the court yard of the house and enjoyed our stay.

This home was absolutely beautiful, every last detail had been thought through to ensure a comfortable stay. It was also perfectly located, just a stones throw to the beach and local amenities.
